Design Phase
Coordinate owner's design team services
Review project plans & specifications
Provide information on materials & construction methods
Identify cost efficiencies
Determine preliminary cost viability
Assist in project budget development
Bid Phase
Advertise in appropriate area publications
Solicit subcontractors bids
Distribute plans & specifications to prospective subcontractors
Conduct prebid meetings, field project questions, consult with architect, conduct bid opening process & review subcontractor qualifications including financial & performance history
Prepare final project budget based on actual bids received
Review job budget with owner & architect
Provide value engineering
Construction Phase
Provide on-site supervision, project management & support
Establish field office
Review all work components, identify plan deviations & performance & performance inaccuracies
Coordinate construction schedules
Provide quality control & adherence to industry regulations
Conduct project meetings
Monitor adherence to safety regulations
Maintain job schedules & as-built drawings
Provide builders risk insurance, owner protective insurance, general liability insurance & umbrella insurance
